Normal 0 PRE-PAID / DISCOUNTED REAL ESTATE SALES REPRESENTATION   On most real estate transactions.  A real estate broker is hired to sell a property.  This broker is known as "The listing broker/Agent." This broker will charge the seller for his services a commission rate of about 6% of the sales price for residential and 10% for land/ acreage.   The listing broker on a normal transaction will offer the property to the "open market" by listing the property in the "Multiple Listing Service/MLS." In most occasions a different broker/other than the listing broker is actually the ONE who brings the buyer for the property.    On a normal transaction the  "Listing broker is guaranteed at least half (3%) of the 6% commission.   The selling broker(broker representing buyer) earns the other half (3%) of the commission. Assistance in pricing your property.  I will provide     the seller with a property profile, and all available     comparable listings information (active & sold) to     assist  you in identifying the fair market value of your property.     (Note:  For best results.  I strongly recommend all     clients to obtain a certified appraisal.     Appraisal cost vary and it is obtained trough a     local independent licensed appraiser for an     additional fee.)   2. "For Sale" sign. I will provide a professional "For     Sale" company sign. (Note: I'll provide our     company sign.  Seller is responsible for     installation, removal & return of sign.) 3. "Flyer" I will provide a professionally designed     (One page/color) property information  master     "Flyer" (Note: Seller is responsible to obtain     desired copies of flyer and make available to     broker via e-mail/cd photos of subject property.) 4. "Home staging" Advise on how to "Stage" your     property for sale. 5. "MLS" (Optional)) I strongly recommend my     clients to offer ALL properties for sale in the     Multiple Listing Service.   The standard     commission  expected by a Another "MLS broker" with     a buyer" will be 3% of  sales price, which IF     SELLER AGREES will be an additional cost of     the sale because the seller will have to pay the     "Selling "MLS" broker" 3% commission share for     bringing the buyer.   Note:  IF MLS is used. I will     input your property into  my "MLS"…     "FOR FREE".   From there.  It will be forwarded     into the  "National"   http://ca.realtor.com     "Realtor.com"  web site for FREE NATIONAL      PUBLIC   VIEWING.  Note:  There are hundreds     of  "Realtors Boards/Associations/MLS'S"     throughout the nation.  FOR BEST RESULTS.     I     strongly recommend advertising your property      in  "YOUR LOCAL MLS."  My Flat FEE      DOES NOT include "Input fees" to your "Local     MLS."  It varies form board to board anywhere     from  $75- $550 and it will be an  additional cost     paid by seller IF a "Local" MLS is used.  6. "Pre-qualification of buyers" 7. "Assistance & advice"  During sale/offer negotiation. 8. "Documents"  Preparation of purchase contract &     required disclosures and review of escrow/title     and closing documents.   NOTE:   MY FLAT FEE DOES NOT INCLUDE THE FOLLOWING:  1.  Open houses & materials for it.  They are NOT       necessary.  2.  Me, showing your property to buyers.  You       would have to show your house on your own.  I       will give you written advise on how to do this.  3.  Lock boxes.  If  a house is vacant.  You would have       to buy one(Home Depot sells them for about $25.)  4.  More than ONE(1) meeting face to face at your       house.  If for some reason you required more       than one(1) meeting.  I'm available by       appointment ONLY, for an additional fee of       $250.00 per meeting plus travel & lodging       expenses.  5.  Input fee for your Local MLS.  6.  More than $50.00 in postage & mail fees. Seller is       responsible for additional mail fees.  7.  More than (One) 1 "For Sale sign" and (One) 1       flyer.  Seller is to responsible to return to broker        company sign.      8.  Credit reports, tax or legal advise.  9.  Advertising on newspaper or home magazines.  10. A listing agreement for more than 1 continuous       year.   During the 2.5 years of the contract.          Normally, I recommend adjusting your list price after 3 months      of NO activity.  1 YEAR on the market is more than enough      time to sell any property.  That is...... if you are a serious and       willing seller.                    $$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$ NOTE:  If You & I Generate the buyer…… YOU'll SAVE THOUSANDS BY SAVING THE ENTIRE COMMISSION.              $$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$                  FOR BUYERS OUR $1,450.00 FLAT FEE INCLUDES: 1.. $$$$$ You COLLECT  3% $$$$$$$$$  of the value of the      property.  I will give you AS A "GIFT" the sales commission we      collect from the seller (Up to 3% commission!!!)   THIS CAN EASILY MAKE UP YOUR    ENTIRE DOWN  PAYMENT!!!!!!Note: You must come up with your down      payment UPFRONT to put it in escrow/Title Co. 2.  "Pre-qualification" Assistance in obtaining      financing. 3.  "Property listings" eI will provide list of available      properties according to your wants and I will      assist you in arranging for the viewing of      properties.  Note:  If you want me to personally      show you properties.  I'm available by      appointment ONLY, for an additional fee      of $299.00 per day plus economy travel & lodging      expenses. Normally I show as many homes as      possible in a single day.  If you "already" picked     up the properties you like.  You should easily      be able to choose one or two in a single day.         Note: Because of unrealistic      buyers.  This service is limited to 10 offers/      purchase contract preparations.  If you can't get a      house by making 10 offers….You are wasting      your time & mine. However in some very rare      occasions.  When it is clearly NOT the buyer's      fault.  I will allow two or three more offers.         Most buyers normally make 1-4 offers to get a      house. 4. "Documents" Preparation of purchase contract &     required disclosures and review of escrow/title     and closing documents. NOTE MY FLAT FEE DOES NOT INCLUDE THE FOLLOWING: 1. More than ONE(1) meeting face to face at the     property.  This is done at time of my visual "Home     Inspection."   If for some reason you required     more than one(1) meeting.  I'm available     appointment ONLY, for an additional fee of     $250.00 per meeting plus economy travel &     lodging expenses. 2. Credit reports, tax or legal advise. 3. More than 10 offers/purchase contract     preparations. 4. Physical "Home inspections"  This are available at     an additional fee.    GENERAL CONDITIONS: 1. Payment types:  A) Personal check & cashier's                                       check                                 B) Pay-pal account                                 C) Electronic transfer.                             2.  $1,000.00 flat fee. to be paid in advance upon      signing retaining contract.  $450.00 is due and      payable 5 days from home inspection. 3.  Offer valid  ONLY in the state of California,      for a period of 2.5 years from time of      purchase/date of contract.
