This offer is for a custom, hand drawn & hand painted original watercolor home or building portrait from your photograph or digital image. The painting will be 8" x 10", ready for you to mat and frame, executed on professional, acid free watercolor paper. I have also worked from elevation drawings adding color, depth and landscaping. My regular gallery price for this size is $195.00. How it works Witin 2 - 4 weeks from the time I receive your payment and photograph I will email a photograph of your finished painting for your approval.  After your approval, I will mail your painting via USPS, Priority Mail with insurance & delivery confirmation. I accept payment through PayPal (preferred), money orders, or cashiers checks. The cost for shipping is $8.50 within the United States. I will accept PayPal only for sales outside the United States. Please contact me for international shipping charges. Simply mail or email (jpeg files please) a clear photo with detailed instructions for changes, additions or items you want deleted from the reference photo. I can change the season, add a pet to the porch, take out the neighbor's houses or phone wires etc. I work best from one overall photo of the house from the angle you want depicted in the painting, then several close-up photos of details. It is also very helpful if all photos are taken from the same viewpoint. I also work from old photos if the house is no longer available.  Please email any questions you may have concerning your photos. If after receiving your painting you are not satisfied, please contact me immediately. I will do my best to make the corrections or changes you desire. But if you still aren't satisfied, I will refund your purchase price when the painting is returned in the same condition you received it.
